The main reason people try to market their home as a 'For Sale By Owner' is to save the sales commission! They feel that $7,000 is too much to pay for selling an average home of $100,000!
I agree! When I first got into real estate and discovered that people were paying this kind of money to sell a home I was amazed. I grew up on a farm and learned at a very early age the value of a dollar!

· The main tool that an individual homeowner has as a For Sale By Owner is to have an Open House. Less than 1% of buyers actually buy a house from a visit to an Open House. Most people who visit Open Houses are usually just getting started; they usually do not have their home up for sale yet. You also get a lot of neighbors and people who are just curious. Real estate companies have 85% of all homes being offered for sale on a daily basis listed. A serious buyer in most cases will pick a Realtor to assist them in their search for a home. If your home is not in the Multiple Listing service it will go unnoticed by most Realtors and buyers.
· People who do make an offer on a For Sale By Owner home know what the owner is trying to save the commission money and are reluctant to make a full price offer.
· My plan allows you to take advantage of our Multiple Listing Service, Realtor.com (the internet) and the local Homes Magazine, and at the same time you can continue to market the home yourself. You pay according to who finds the buyer and gets you a contract!
· It is a win, win situation for both of us. If you find the buyer, you have me to assist you with the closing process. Our work does not really start until we have a contract. I put a lot of hours in assisting buyers with financing, inspections, attending the closing, etc. and it only costs you 1.5% of the sale price!
· Selling a home is a full time job! It is extremely hard for a For Sale By Owner to be available throughout the day and evening to take phone calls about the property, arrange showings that are convenient to the
buyer on a consistent basis. Most owners' have a full time job and are not able to take calls during the day from buyers inquiring about the property. We never know when a buyer is going to pick up that
phone and call. You have to be ready when they do!

· T ake advantage of my unique marketing plan! It works like this. You continue to market the home yourself, and at the same time list your home with us for only 5.5% of sale price! You only pay the 5.5% if another Realtor brings us a buyer. 3% would go to the other Realtor, and 2.5% would go to NorthWoods Realty. If I find the buyer, the commission is reduced to 3.5%! You find the buyer, and I will reduce my commission to 1.5%! I will help you and your buyer in drawing up all the paperwork and assist you and the buyer through out the sale. You pay nothing if the property does not sell! It's simple! Just list your home at a price that allows for the 5.5% commission and we will get to work!
